Well thats good...

Cause you know I was just thinking... Don't we need more homes built south of the 401 in WhitbyShores.

ENOUGH!!!!!!!!!!
No homes is a good win or Less home and density is a good win.

Too many homes, to little infrastructure and too many people.

Im not sure what your winning cause its not the reason I moved from Toronto.

The empty lots will be filled in. That's a given and we all knew that when we bought our homes. Mixed density like our current neighbourhood is the best case scenario and the new Senator Homes plan appears to be giving us that. On the other hand, the Gordon/WSG plan of stacked townhouses seems a bit too dense for such a small property so hopefully there's room in that plan for something a bit less.

There is a meeting on May 12 to discuss the development at Gordon/WSG which is way too big. Cramming that many homes into that small a space is not good.

The new plan for the development does have a few positives: heritage buildings, less townhouses than originally proposed, and greater chance for more children to ensure the school plan carries through 2009.

I, too, hope the builder is sensitive to the existing seaside feel (even the plaza has the lighthouse and blue waves!).

The major downside is the 14 storey condo. I fell that this is too high...the exisiting ones are 10-12 stories and fit in nicely with the lakefront. Its a small change, but important. More density means more stress on amenities. The height issue is a slippery slope.

I would also like to see more green space/pathways built into these plans.

See you on June 6th?

BTW: Does this mean that the Town has decided that these lands will no longer be used for the new hospital and that the new hospital will be in the north end?
I have a copy of the plans also and it is not well recieved by many persons I have shown.

I have been to the meetings and I know the history of the problems.

Both environmental (trees, green space) , Emergency (escape routes etc.) and a Condo building blocking the view of many home owners who bought homes years ago.

It will also create a surplus or homes with the numerous project in work and if your looking to sell inthe future, don't look for much in your homes resale.

Take a look and ask homeowners near the site why they are selling their homes.

Its a poor plan and bythe time they get started, there will be one historical building and the builder will tear the other down and come up with some reason not to build.

Its a shame that more single homes could not be built. yes its better then what they originally proposed in that sense but, its a bad plan.

I get tired of the Government telling me we have no spave left and have to fill it with certain density and then as I drive around Durham I see monster size homes being build on lots that would fit half of this project.

Lower the density, add more green space, reduce the height of the condo, save a few trees and then you might have a nice plan.
